Stepping into Style: Future-Proofing Your Office with the Latest Flooring Trends (It’s not as scary as it sounds!)

The modern office is shedding its old skin, ditching the sterile, one-size-fits-all look for dynamic and functional environments that prioritise employee well-being and boost productivity. And guess what plays a surprisingly important role in this transformation? The floor beneath your feet!

This guide explores the coolest office flooring trends for 2024 and 2025, focusing on innovative products like Marmoleum, carpet tiles, and correctly installed loose-lay LVTs, all while keeping sustainability and future-proofing at the forefront. We’ll also help you navigate the crucial factors to consider when choosing the perfect floor for your office, ensuring a stylish, functional space that reflects your company’s values.

Top Trends Hitting the Floor in a Big Way:

1. Sustainability Takes Center Stage (Because Saving the Planet is Pretty Cool):

Eco-conscious choices are taking over, and flooring is no exception! Here are some options that are both good for the environment and your office:

  • Marmoleum: This natural linoleum flooring is made from renewable resources like linseed oil, cork, and wood flour. It’s tough, easy to clean, and boasts excellent acoustic properties, making it ideal for open-plan offices. Additionally, Marmoleum is naturally bacteriostatic, which means it inhibits the growth of bacteria, contributing to a healthier work environment.
  • Recycled Content Carpets: Many flooring manufacturers now offer carpet tiles made from recycled materials like plastic bottles and fishing nets. These carpets are not only eco-friendly but also come in a variety of styles and colours to match your unique office vibe. Plus, carpet tiles offer superior sound absorption compared to hard surface flooring, further contributing to a quieter and more focused work environment.

2. Functionality Meets Style (Because Why Not Have Both?):

Modern office flooring goes beyond aesthetics. Here are some trends that combine style and function seamlessly:

  • Carpet Tiles: These lifesavers are easy to install, replace, and rearrange. This allows for flexible workspaces, catering to changing needs and fostering collaboration. Additionally, individual carpet tiles can be easily replaced if damaged, minimising repair costs and downtime.
  • Loose Lay LVT (Luxury Vinyl Tile): These tiles require adhesive or a specific locking mechanism for optimal performance and are not truly “loose lay” as previously mentioned. They offer a water-resistant, low-maintenance option perfect for high-traffic areas. They come in a vast array of wood and stone looks, providing a stylish and durable solution. Properly installed LVTs are quick and easy to install, minimising disruption to your workflow during installation or future reconfigurations.
  • Anti-Static and ESD Flooring: These specialized materials dissipate static electricity, protecting sensitive electronic equipment in areas like IT labs and server rooms. This not only prevents costly equipment damage but also minimizes the risk of data loss due to electrostatic discharge (ESD).

3. Wellness and Comfort in Focus (Because Happy Employees are Productive Employees):

Employee well-being is crucial, and your office floor can play a role in that too. Here are some trends that promote a healthy work environment:

  • Biophilic Design: Incorporating natural elements like wood textures and earth tones can create a calming and stress-reducing atmosphere. Think less sterile, more zen. Biophilic design has been shown to improve mood, reduce stress, and even boost creativity and productivity.
  • Acoustic Control: Soundproofing materials like cushioned backing or specific carpet textures help manage noise levels, fostering better concentration and communication. Reduced noise levels can significantly improve employee well-being, leading to fewer distractions and improved cognitive function.
  • Ergonomic Considerations: Choosing comfortable flooring underfoot, like cushioned carpet tiles or thicker LVTs, can reduce fatigue and support employee well-being throughout the day. Comfortable flooring can minimize aches and pains associated with prolonged standing or sitting, leading to a happier and healthier workforce.

4. Embracing Bold Statements:

While sustainability and functionality are important, there’s still room for some personality! Here are some trending aesthetics to add a touch of flair to your office:

  • Patterned LVT Wood and Stone Effect Flooring: Chevron, herringbone, and other patterns add visual interest and create a unique focal point in common areas or reception spaces. Ditch the boring, embrace the eye-catching! Patterned LVT can elevate the overall design of your office space, making a lasting impression on visitors and employees alike. These offer the warmth of wood or the elegance of stone at a fraction of the cost and with easier maintenance compared to traditional materials. LVT with wood or stone looks provides a sophisticated aesthetic without breaking the bank, allowing you to achieve a high-end look within budget.

One of Durham Flooring’s projects completed in December 2020 was carrying out flooring works to a previous Jennings Ford site so it could be transformed into a new sales centre for Motorpoint. Durham Flooring were successful in securing the tender and carried out the works on behalf of Culeth Construction.

All the flooring works were carried out and as a prerequisite RAMS were produced including additional guidelines and PPE for working safely during Covid 19 restrictions.

The process started by preparing the existing substrates with a primer Mapei Eco Prim T followed by a latex smoothing compound Mapei Tradeplan.

This was followed by installing the specified flooring products including

  • Luxury vinyl tile flooring (Polyflor Expona Commercial)
  • wood effect sheet flooring (Polyflor Expona Flow)
  • Carpets tiles with a contrasting border tile (Burmatex Tivoli and GO-TO)
  • Safety flooring hot welded and including cove and capping to WC’s and BOH areas (Polysafe Standard)

The various floor coverings helped to denote within the large open working space, separate areas and functions. The overall look that was achieved was bright and contemporary whilst being functional and durable.

Creating visibility where necessary

Durham Flooring carried out a makeover to a local school, Polam Hall in Darlington for their school auditorium.

The theatre seating fixtures were removed and a complete strip out of the existing flooring and stair edges was undertaken.

A new robust commercial velour carpet popular with schools and universities was fitted and directly adhered to the substrate which included all the treads and risers and cutting round the base of the seating fixtures, creating a complete floor covered finish.

Polam Hall School was keen to ensure a level of visibility to the edge of the four sets of steps within the auditorium. This was key as a lot of the school performances require the audience area to be in low light/darkness.

With a limited budget illuminated LED nosings were not an option, Quantum advised their ECOGLOW stair edge nosings which have an eco-glow photoluminescent strip within the edge of the nosing.

The project was a success and allowed the client to achieve the effect required creating a safer transition environment within the auditorium.

Durham Flooring Case Study

Assembly Rooms – Durham University

Samantha Watson – Director

The Project

Durham Flooring secured a project in 2019 through main Contractor Engie, for The Assembly Rooms at Durham University. The Assembly Rooms Theatre is a historic 220-seat proscenium arch theatre located in the centre of Durham. During term time, it primarily hosts the work of Durham Student Theatre’s 27 resident companies, and also presents the work of external and touring companies at other points in the year. In 2019 it went through a complete building overhaul refurbishment bringing the building back to life.

As part of this Durham Flooring carried out the flooring works throughout as subcontractor appointed by Engie.

The project process started in early 2019 initially through a number of onsite consultations working with Engie and PH Partnership Architects. Example of items discussed and resolved;

  • Product sampling and suitability with regard to the finishes schedule
  • Flooring substrate, how to improve and repair areas to concrete stairs.
  • Illuminated stair nosing options, to ensure that illumination direction was adequate for safety but not a visual distraction to the stage performances.
  • Schedule of works and working together with other trades.

To the auditorium Durham Flooring prepared the substrate with 9mm WBP plywood ring-shanked and feather finish compound applied, the finish flooring material was Desso Rock carpet tiles complimented with Gradus illuminated nosing’s to stair edges, ensuring lighting cabling to the nosing’s was enabled and discreetly fed through into the void underneath the auditorium. A discreet Gradus PVC trim was applied to edge of the stairs, in the seating areas to ensure no raw edge of carpet tiles was on display.

In the Bar area and circulation areas including the main steps leading from the entrance and foyer, Amtico Spacia 36+ was chosen for its pleasing aesthetic wood plank appearance, durability and slip-resistant particles and antimicrobial technology, for long-lasting performance. Gradus Xtra-Grip nosing’s were chosen for their extra traction and a contrasting insert with an LRV 30 points different from the colour of the Amtico flooring colour, this was important to ensure clear visibility of the stair edge. Before the stairs could be fitted with floor coverings, Durham Flooring created a system to rebuild the damage substrate to the stair edges, using Arditex repair mortar products and 9mm plywood to create a shuttering system that enabled a good smooth substrate before completing the floor finishes in Amtico.

In the back of house and WC areas Polyflor Wood FX safety flooring was used to create an impervious, easy to clean and maintain floor covering which in certain areas where required the flooring was self-cove and capped to the perimeter of the rooms for further hygiene and maintenance benefits.

Upstairs Flat area (back of house) a practical, durable and affordable Desso Essence carpet tile was supplied and installed throughout.
